Barnstable County · Outer Cape
Quiet dunes, National Seashore land, and a small-town feel just minutes from Provincetown.
Truro is one of the smallest towns on Cape Cod by population, nestled between Wellfleet and Provincetown along the Outer Cape. Much of its land is protected within the Cape Cod National Seashore, which limits development and preserves the town's open, natural character.
The real estate market here is defined by that scarcity. Properties range from modest Cape-style cottages to contemporary homes with sweeping dune and bay views. Buyers are drawn by the privacy, the landscape, and the proximity to Provincetown's amenities without the density.
Because so much of Truro's land is within the National Seashore, the supply of buildable lots and existing homes is permanently constrained. When properties come to market, they tend to move quickly.
Many Truro properties are used seasonally. Buyers should evaluate year-round infrastructure — heating systems, road access in winter, and proximity to services — if full-time occupancy is the goal.
A significant portion of Truro's land is subject to conservation restrictions or wetlands regulations. Due diligence on any parcel should include a review of applicable restrictions before making an offer.
